What is a modular conservatory?

A modular conservatory is a prefabricated structure constructed off-site in controlled conditions. It consists of pre-made components such as base, walls, windows, and roofs, which are then transported to the site and assembled, providing homeowners with a customisable and efficient solution for extending their living space.

How to build a prefab conservatory kit

Whether you’re building a prefab Orangery or a traditional Edwardian, here are the step-by-step instructions for your build:

  1. Measure the area you plan to build on
  2. Mark out the pad locations, dig a hole for each and line using post cement. 
  3. Lay a foundation block on top and lay the first base section from against your property wall and adjust the leg height until level.
  4. Repeat this step for all modular conservatory base sections.
  5. Measure out insulation sheets and fit them into the base sections. 
  6. Connect the flooring panels.
  7. Once complete, cover it with a polythene sheet. 
  8. Align the new wall with the skirting and secure it into place, followed by the corners. 
  9. Install the window frames and the ring beams and rafters. 
  10. Slide the roof glazing between the rafters, and continue to also do this for the window glazing. 
  11. Secure rafter end caps into place. 
  12. Make the mortar mix to fill in the brick gaps. 
  13. And you’re done!

Do I need planning permission for a modular conservatory?

If your conservatory meets specific conditions, you don’t need planning permission. These conditions make it a permitted development, allowing you to proceed without planning approval. 

However, if your extension exceeds these conditions, you’ll probably need to apply for planning permission. Remember, planning permission and building regulations are separate, so you should address both.
